Rich May Client Breaks Ground on Maine Street Station
Rich May client JHR Development of Maine, LLC (“JHR”), broke ground on
Maine Street Station in Brunswick, Maine on October 14. A $25 million
project, Maine Street Station will fill an empty lot in the middle of
downtown Brunswick with over 40,000 square feet of new retail and
office space. The project may also add a 75-room inn, 18,000 square
foot commercial building, and 16 units of housing in the future. “This
is a great day,” J. Hilary Rockett, Jr. of JHR said as he addressed
town staff, representatives of Maine’s congressional delegation, and
Maine Governor John Baldacci, among others. “It’s an important day … a
great day,” he continued.
In addition to its other functions, Maine Street Station will serve as
a transportation hub in Maine. Once the project is completed, the
Downeaster passenger rail service will bring two trains a day from
Portland north to Brunswick through the station. Additionally, project
manager Mike Lyne has confirmed that Bowdoin College has leased all
3,000 square feet in Building 1 of the station. Bowdoin’s plans for the
building, one of the first expected to be completed in the development,
may include a bookstore and a visitors’ center. Bowdoin has also leased
space in Building 3 of the project, planning to use it as a dance
studio and office space, Lyne said.
An expanded train station, almost double the minimum of 1,200 square
feet the Brunswick Planning Board required when granting unanimous
approval to final project plans earlier this year, may also be in the
works. Rockett said this new project could serve as a transportation
and visitors’ center. “Our vision,” he said, “is somebody coming from
southern Maine or New Hampshire or wherever, perhaps going to the Maine
State Music Theatre. It’s important they know where they’re going.”
The construction of the station could not come at a better time,
serving as a source of economic stimulation for the Brunswick area as
it prepares to take a blow from the 2011 closure of Brunswick Naval Air
Station. Governor Baldacci stated that Maine Street Station is a “good
investment,” and would allow Brunswick to maintain its quality of life
while attracting business and industry as it opens the opportunity for
freight rail.
The first phase of construction at Maine Street Station is expected to
